When you buy a property in Spain, there are some expenses that you have to add to the property price. If you are not sure about this cost, I will explain what this cost are and two examples.

When buying a property in Spain there are some additional costs. Usually you have to add up to 10% of the property price to cover these expenses.

Solicitor fees normally the solicitor "takes" 1000 euro depending on the amount of work that is involved

Notaries expenses is calculated after set prices, ranged from 300-600 euro, depending on the property price. This fee will be extracted when signing the document.

Registration fees for properties may vary from 200-500 euro depending on the amount of work for the registration office. This is to get the property registered in your name. This fee has to be paid within 30 days after signing the document.

Tax to the state you will have to pay 7% of the property price to the state

Example 1: when buying a property for 150.000 euro.
Solicitor - 1000 euro
Tax to Spain 7% of 150.000 = 10.500euro
Notaries 400 euro
Registration fee 300euro

Total cost inclusive real estate tax and fees 162200euro

Example 2 when buying a property for 90.000 euro
Solicitor - 1000 euro
Tax to Spain 7% of 90.000 euro = 6300euro
Notaries 300 euro
Registration fee 200 euro
Total cost inclusive real estate tax and fees 97.800 euro
These examples are a good indication on what kind of expenses you have to account for when buying a property in Spain, but remember that layer fees, notaries and registration fees may vary. On the other hand, you always pay 7% of the contract price in taxes to the Spanish state.
